Why Working With a Realtor Could Cost You Nothing When Buying a Home (And Save You More)

by Jeramy Long

One of the biggest misconceptions I hear when people are thinking about buying a home is this:

“I don’t want to use a Realtor because I’ll have to pay for it.”

And I understand that. Buying a home is already a big financial step, and the last thing anyone wants is to add more costs on top of it.

But here’s what most people don’t realize:

In many cases, it can be negotiated that the seller pays the commission to the buyer’s agent.

That means as a buyer, you’re getting guidance, protection, and representation—without paying out of pocket for it.

So What Does a Realtor Actually Do for You?

A lot more than just opening doors.

Behind the scenes, there’s a lot happening to help protect you and make sure you’re making a smart decision.

1. Help You Find the Right Home (Not Just Any Home)

Anyone can scroll listings online.
But finding the right home—one that fits your goals, budget, and long-term plans—is where experience matters.

2. Help You Avoid Costly Mistakes

This is a big one.

With my background in home inspections, I’m always looking for things that could become problems later—roof issues, structural concerns, or small details that most people might overlook.

Catching those early can save you thousands.

3. Negotiate on Your Behalf

Price, repairs, closing costs—there’s a lot that can be negotiated.

Most buyers don’t realize how much flexibility there can be in a deal.

Having someone in your corner who understands the process can make a big difference.

4. Guide You Through the Process

There are a lot of steps between finding a home and getting the keys.

Contracts, deadlines, inspections, appraisals—it can feel like a lot.

My job is to keep everything on track, explain what’s happening, and make sure nothing gets missed.

A Weber County Perspective

Every market is different.

Here in Weber County, whether you’re looking in Ogden, Roy, or Farr West, each area has its own pace, pricing, and opportunities.

Knowing how to navigate that locally matters.

Being part of this community—both as a Realtor and as a firefighter—I’ve had the chance to see these neighborhoods in a way most people don’t. That helps me guide clients with real, local insight—not just what shows up online.

It’s Not About Pressure—It’s About Protection

Working with a Realtor shouldn’t feel like a sales pitch.

It should feel like having someone in your corner who:

  • Helps you understand your options
  • Protects your investment
  • Gives you honest guidance

At the end of the day, this is one of the biggest decisions you’ll make—and you shouldn’t have to figure it out alone.
