How Much Home Can You Really Afford in Weber County?

by Jeramy Long

One of the first questions I get asked is:
“How much home can I actually afford?”

And most people expect a quick number.

But the truth is, it’s not just about what a lender says you can afford… it’s about what makes sense for your life.

It’s More Than Just a Price Tag

When people start looking at homes, they usually focus on the purchase price. But what really matters is your monthly payment and how that fits into your lifestyle.

That payment includes:

  • Mortgage (principal + interest)
  • Property taxes
  • Homeowners insurance
  • Sometimes HOA fees

What I always tell people is this:
Just because you’re approved for a certain amount doesn’t mean you should spend it.

What Should You Be Comfortable Paying?

This is where things get personal.

Think about:

  • Do you want extra room in your budget for travel or hobbies?
  • Are you planning for kids, or growing your family?
  • Do you want to avoid feeling “house poor”?

A home should add to your life—not create stress every month.

Why Pre-Approval Matters

Before you start seriously looking, getting pre-approved is one of the most important steps.

It gives you:

  • A clear price range
  • Confidence when making offers
  • A stronger position with sellers

In today’s market, it’s not just helpful—it’s expected.

A Weber County Perspective

Here in Weber County, you can find a wide range of homes depending on the area.

For example:

  • Some areas in Ogden offer great value and accessibility
  • North Ogden and South Ogden tend to have more established neighborhoods
  • Areas like Hooper or West Haven can offer newer builds and more space

Each area gives you something different depending on your budget and goals.

My Approach (Why This Matters to Me)

With my background in home inspections, I’m always thinking beyond just the price.

A lower-priced home might need repairs.
A higher-priced home might be move-in ready.

I help people look at the full picture—not just what it costs today, but what it might cost over time.

And being a firefighter here in Weber County, I’ve seen how important it is for families to feel secure and stable in their home. That plays into every conversation I have with my clients.

A Simple Way to Start

If you’re just getting started, here’s what I recommend:

  1. Talk with a lender and get pre-approved
  2. Set a comfortable monthly payment (not your max)
  3. Start exploring homes within that range
