The Step-by-Step Home Buying Process in Utah (Simplified)

by Jeramy Long

Buying a home is one of the biggest decisions you’ll make—and for a lot of people, it can feel overwhelming.

Not because it’s complicated, but because most people just don’t know what to expect next.

I’ve had a lot of conversations that start the same way:
“I want to buy a home… I just don’t know where to begin.”

The good news is, the process is actually very manageable when you break it down step by step. And once you understand how it works, it becomes a lot less stressful.

It Starts Before You Ever Walk Into a Home

A lot of people think the process begins with looking at homes online or going to showings.

But the real starting point is getting clear on your finances.

Talking with a lender and getting pre-approved gives you a clear understanding of your budget and what your monthly payment could look like. More importantly, it gives you confidence. You’re no longer guessing—you’re making decisions based on real numbers.

The Search Becomes More Focused

Once you know your price range, the home search becomes a lot more intentional.

Instead of looking at everything, you’re focused on homes that actually fit your lifestyle, your goals, and your budget.

This is where I help people narrow things down—not just based on what looks good, but what makes sense long term. Layout, location, and condition all play a role.

Touring Homes Brings Clarity

Walking through homes is where things really start to come together.

You begin to see what you like, what you don’t, and what matters most to you.

At the same time, it’s important to look beyond the surface. A home can look great at first glance, but there may be things that aren’t as obvious.

With my background in home inspections, I help point out things most people wouldn’t normally notice—helping you make a more informed decision.

Writing an Offer Is More Than Just Price

When you find the right home, the next step is making an offer.

Most people think this is just about the price, but there’s more to it than that. Terms, timelines, and possible concessions all come into play.

This is where having someone in your corner really matters. Negotiation isn’t just about getting the lowest price—it’s about putting together a strong offer that gives you the best overall outcome.

Under Contract: Where the Details Matter

Once your offer is accepted, you’re officially under contract.

This is where things move quickly behind the scenes. There are deadlines to meet, inspections to schedule, and paperwork to handle correctly.

It can feel like a lot, but this is where having guidance makes all the difference. My job is to keep everything organized, make sure nothing gets missed, and help you understand what’s happening each step of the way.

The Inspection Is a Key Moment

The home inspection is one of the most important parts of the process.

It gives you a clear picture of the home's condition and helps identify anything that may need attention.

This step isn’t about finding a “perfect” home—it’s about understanding what you’re buying.

With my inspection background, I help clients interpret what’s found and decide what’s worth addressing, negotiating, or simply planning for in the future.

The Final Steps Come Together

As you move closer to closing, your lender finalizes your loan and the home goes through an appraisal to confirm its value.

Once everything is approved, you’ll head to closing to sign documents, finalize the transaction, and officially take ownership.

And just like that—you get the keys.

Why This Process Matters

Every step in this process is there for a reason.

It’s designed to protect you, guide you, and help you make a smart decision.

Being a firefighter here in Weber County, I’ve built my career around helping people through important moments and staying calm when things feel uncertain.

That same approach carries over into real estate. Combined with my home inspection experience, it allows me to guide clients in a way that’s focused on clarity, protection, and long-term value.
